We took possession of this home one hot summer in August. It had been a rental home for quite a few years and was 150% run down and beat up. The initial walk through – I cried – this does happen every time I walk through a renovation we are moving into! Ha! It took a few days to remove all the garbage, furniture, clothing etc that was left before we could start tearing out carpet, patching walls etc. We had one month to make the main floor liveable for our family of 4. Did I mention no air conditioning?!
Everything was done on affordable products and sweet deals we found! For example the tile on the fireplace was free! The flooring was ordered in error at the flooring store and it just so happened to be the exact square footage we needed – it was a start the car moment for me!! They wanted it gone ASAP and we picked it up ASAP for a great price! We did all of the tear out ourselves. Including old kitchen, bathroom, all old flooring and any walls we wanted removed.

Light fixtures were all purchased locally last minute before a family event. I am looking at replacing island pendants to a black farmhouse pendant similar to this from Wayfair.

My fur babies are so funny. As soon as I pull a camera out they seem to magically appear! We did remove the wall between kitchen and living room. Adding uniform flooring throughout really makes a space look larger. I stayed with my favorite beige and cream colors and added some black accents. We have added all new windows and doors, more insulation in the attic, new hot water on demand, furnace and air conditioner.
